Monica Hollins is the Founder and Principal of Outside The Box Consulting, LLC, bringing more than two decades of hands-on leadership experience across master-planned, multifamily, and community association environments.

Monica’s career spans both the development and operational sides of the industry, giving her a rare, practical perspective on how communities are designed, launched, and sustained over time. She has worked alongside developers, management companies, boards, and onsite teams to activate amenities, establish scalable lifestyle programs, and align day-to-day operations with long-term community vision.

Prior to founding Outside the Box Consulting, Monica held senior leadership roles, including Director of Lifestyle Services for a national development firm, where she supported the launch and stabilization of multiple communities and oversaw amenity activations, lifestyle strategy, and team development. Earlier in her career, she served in on-site leadership and community management roles within large-scale resort-style and mixed-use environments—experience that continues to inform her practical, operations-first approach.

Monica is widely respected for her ability to bridge vision to execution, designing resident-centered experiences that are operationally sound, scalable, and aligned with ownership objectives. Her work has contributed to award-winning communities and long-term resident engagement, and she remains deeply committed to helping communities perform—both culturally and operationally.

In addition to her consulting work, Monica is the co-host of the Lifestyle Unplugged podcast, where she engages with industry leaders to explore the evolving role of lifestyle, amenities, and community in today’s residential environments. Through both her professional work and thought leadership, Monica is committed to giving back to the industry and helping shape the next generation of community builders—ensuring that communities are designed not just for today, but for the people who will live in them for years to come.  She believes that the strongest communities are built when long-term vision, operational excellence, and responsibility to future residents are aligned.
