Welcome to Outside the Box Consulting, LLC (OTBC, LLC). I’m Monica Hollins, the founder of this dynamic company dedicated to revolutionizing amenity design and lifestyle programming within the master-planned and multi-family community industry. With a track record of opening seven incredible amenities in just six years, I am passionate about creating extraordinary neighborhoods that will serve families and individuals for decades to come, all while staying on-time and on-budget.

As someone who understands the multitude of priorities demanding your attention when managing the development of a new community, I founded Outside the Box Consulting to have an even greater impact on the industry. My goal is to support executives like you in transforming their visions into reality, providing comprehensive solutions from end to end. By establishing a one-stop shop, I aim to streamline the development process and bring your community vision to fruition.

Throughout my career, I have worked closely with real estate developers, helping them navigate the complexities of their projects. Who is Monica Hollins?

My Qualifications

Since 2003, I have been deeply involved in the industry, initially managing programming events at a private health club owned by DMB Inc. and Associates. During my tenure, I achieved exponential growth in membership, setting the stage for my passion for creating exceptional experiences.

In 2007, I joined the world of Homeowners Associations (HOAs) as a Lifestyle Director for CCMC, working in large master-planned communities run by developers. My role included implementing lifestyle and wellness programs, and in 2010, I was promoted to oversee a resort-style single-family community and condominium sub-association.

At the prestigious Plaza Lofts at Kierland Commons, I served as the community manager, bringing with me years of experience in management, lifestyle programming, and a service-first mentality. I helped the board transition to homeowner control while fostering a positive and vibrant community atmosphere.

In recognition of my dedication and excellence, I secured a three-year contract with the board for CCMC and received the AACM G.E.M. (Guiding Excellence in Management Award) in 2015 for my outstanding service to residents.

In 2015, Freehold Communities approached me to create a new position for them. As the Director of Lifestyle Services, I continued my work with CCMC and relocated my family from Scottsdale, Arizona to Austin, Texas.

 

In 2022, I embarked on an independent journey to focus on the development side of the trade. I am now assisting community associations, homebuilders and developers in transforming their visions into reality, offering a fresh perspective and my expertise.

From themed gatherings to interactive workshops, I continuously seek ways to foster a vibrant and connected community.
Community Management
As an accomplished community manager with CAAM (Certified Arizona Association Manager) certification, I possess a comprehensive understanding of the intricacies involved in managing master-planned and multi-family communities. I am well-versed in HOA operations, budgeting, vendor management, and enforcement of governing documents, ensuring the smooth functioning and long-term success of communities.
Training and Onboarding
I have a proven track record of effectively training and onboarding lifestyle directors, equipping them with the necessary skills and knowledge to excel in their roles. By providing comprehensive guidance and support, I empower lifestyle directors to deliver exceptional community experiences and foster meaningful resident engagement.

I am well-versed in the hiring process for management staff, understanding the critical role they play in community development and operation. Leveraging my experience and industry insights, I can assist in identifying and recruiting top-tier professionals who align with the community's vision and values.

Drawing from my extensive experience and expertise, I deliver engaging and informative presentations on various topics related to community development, lifestyle programming, and management best practices.
